TOBIN serves as the Managing Broker-Dealer for the private placement of equity interests in Pickleball at Riverwalk Fund, LLC, a Caliber-sponsored real estate offering providing non-Opportunity Zone access to the Pickleball at Riverwalk development in Scottsdale, Arizona.
The offering provides exposure to the same underlying project, development plan, and operating strategy as the Opportunity Zone vehicle, while accommodating investors who prefer a non-OZ structure or seek flexibility with respect to tax planning and investment horizons.
The project contemplates the development of an approximately ±186,423 square foot, fully indoor pickleball facility situated on an ±11.44-acre site near Talking Stick Resort & Casino. Caliber is partnering with PURE Pickleball to co-develop and operate a destination-quality, membership-based facility designed to support daily club use, leagues, instruction, corporate events, and regional tournaments.
The planned facility will include 50 indoor courts, including a championship court with spectator seating, along with ancillary amenities such as a fitness area, pro shop, food and beverage offerings, locker rooms, and dedicated hospitality and event spaces. The project is intended to function as both a community-oriented club environment and a tournament-capable venue.
The site is located on land owned by the Salt River Pima-Maricopa Indian Community, and the project is being pursued in collaboration with the Tribe.
This offering operates in parallel with the Pickleball at Riverwalk Opportunity Zone Fund, LLC, which provides an alternative structure for investors seeking potential tax benefits associated with Qualified Opportunity Zone investments.
As the Managing Broker-Dealer, TOBIN oversees the offering and the processes of the issuer as they relate to U.S. securities laws, focusing on disclosure integrity, investor suitability, and regulatory compliance. TOBIN reviews and approves the private placement memorandum and related materials, evaluates selling compensation structures, and ensures that material risks, assumptions, and conflicts are clearly and consistently disclosed throughout the offering.
